DAYTONA BEACH SHORES , FL – (June 2005) An 11 story high-rise condominium whose architects maintain will be “a glamorous residence with attitude and personality” is under construction on 2.5-acres fronting 400-feet of the Atlantic Ocean in Daytona Beach Shores, Fl. Opportunities are still available to purchase a number of the 108 luxury condominiums at pre-construction prices.

Ocean Vistas will be a $100 million sell-out condominium project of Ambling Land & Resort, a real estate developer from Valdosta, Ga., who is also the driving force behind numerous resort oriented communities along Florida’s Gulf Coast.

The demand for Ambling Land & Resort’s Ocean Vistas is obvious with the majority of the two and three-bedroom units already under contract, according to Gay Landreth, principal of real estate sales agency La Florida in the Destin, Fl. area.

“Each condo at Ocean Vistas is spacious and resembles a penthouse,” said Landreth, “We are offering seven floor plans on 10 residential floors with very luxurious furnishings at prices ranging from $500,000 to $1.3 million.”

As the exclusive sales agent for this exciting new community, La Florida operates the informative Ocean Vistas sales office located 1.6 miles south of the construction site where prospective residents can see first hand what the community offers. The art-deco style building, will feature four semi-private elevator lobbies, and is expected to be completed in late 2006 or early 2007.

“The oceanfront site was a factor in searching for some timeless architecture resulting in a trapezoidal form of design for the building,” said project architect David Portwood, principal of Charlan Brock and Associates, Inc. of Orlando.

“We utilized historic patterns of the art deco period to develop an exterior statement of parts complimenting each other to provide Ocean Vistas with its own personality,” Portwood remarked.

Ocean Vistas’ community features include a beachfront health and fitness center, a sparkling pool and a manicured meditation garden for relaxation. In addition, each resident will have assigned garage parking, additional storage space and controlled access into the building’s entrances.

The strong art deco design is carried throughout the interior public areas of the building starting with each elevator lobby. As residents enter their new home, they will be greeted by a grand staircase connecting the first and second floors. A well-appointed owner’s clubroom and fitness center both overlook the calming waters of the Atlantic Ocean.

Business entrepreneur Andy Chafoulias of Rochester, Minn., who owns a number of companies which do business in several states, was so impressed with Ocean Vistas he acquired a three-bedroom residence for nearly $1 million.

“Working closely with La Florida and reviewing the design of the condominium and the entire amenity package was enough to convince me,” Chafoulias responded, “and I like the reputation of the developer Ambling.”

Wired for high-speed Internet access, the luxury condominiums feature a spacious balcony with a built-in electric summer kitchen grill and tile backsplash behind a glass railing. An electric fireplace in the living room and ceiling fan pre-wires in the living room, bedroom and terraces enhance beachfront living.

In addition, the kitchen features top of the line stainless steel appliances. European cabinets and solid slab granite kitchen countertops also add to the kitchen’s ambience.

Two or three bedroom units provide a master walk-in shower with dual individual showerheads, a large oval tub for comfortable soaking, Kohler fixtures and a designer vanity in the powder room. A separate laundry room will offer a large capacity washer and dryer.

As part of its marketing program and as the sales agent for the project, La Florida has embraced the local real estate community with a series of informational programs to educate and build relationships to support Ambling’s condominium development.

One of the Daytona Beach area’s real estate brokers viewed Ocean Vistas as a prime oceanfront property for his business interests. The more Dennis Ynclan and wife Carmen looked at the master plan, the more they were convinced they needed to purchase a residence.

“We bought one of the 11 spacious penthouses in the building and are very excited about construction getting underway,” Ynclan said. A native of Port Charlotte, Fl., Ynclan has lived in the Daytona area for the past 30 years.
